Apple Expands India Footprint, Leases 2.7 Lakh Sq Ft Office Space in Bengaluru for 10 Years at ₹1,010 Crore
In a major vote of confidence in India’s growing importance to its global operations, Apple India has secured a massive office space deal in Bengaluru — leasing close to 2.7 lakh square feet in the city’s central business district for a 10-year term. The tech giant will pay a total of over ₹1,010 crore across the lease duration, including rent, parking, and maintenance charges, according to registration documents reviewed by data intelligence platform Propstack.
The new office is located in Embassy Zenith, a premium commercial development on Sankey Road, Vasanth Nagar — the same 2.3-acre site that was once home to the Le Meridien hotel. Overlooking iconic landmarks like Bangalore Golf Club and Cubbon Park, the site is being developed by the Embassy Group and will feature a modern tower with two basements, a ground level, and 13 upper floors.
Apple’s lease covers nine floors — from the 5th to the 13th — with a carpet area of approximately 1.96 lakh sq ft and a total chargeable area of about 2.68 lakh sq ft. The monthly rent starts at ₹6.31 crore (₹235 per sq ft), with an agreed escalation of 4.5% every year. The lease begins on April 3, 2025, and was officially registered in July 2025. The company has also placed a security deposit of ₹31.57 crore and paid ₹1.5 crore in stamp duty to seal the deal.
In addition to office space, the agreement includes 362 dedicated car parking spots, and the company retains an option to expand further by leasing another 1.21 lakh sq ft across the ground to fourth floors, if required.

“This long-term lease signals Apple’s deepening commitment to India—not just as a manufacturing base, but also as a global engineering and innovation hub,” said Raja Seetharaman, Co-founder of Propstack. “It aligns with their increasing focus on India as both a talent pool and a growth market.”
Apple’s presence in Bengaluru isn’t new, but this latest expansion dramatically scales up its footprint. The city is already home to several of Apple’s engineering and support teams involved in hardware design, software development, failure analysis, machine learning, and program management. Much of this work is spearheaded from Apple’s state-of-the-art R&D facility at Prestige Minsk Square, which boasts cutting-edge labs, collaboration zones, and is designed to meet LEED (Leadership in Energy and Environmental Design) sustainability benchmarks.
Apple Operations India continues to actively recruit talent across core functions like RF System Integration, Software Development Engineering in Test, and Engineering Program Management. The company also runs its App Accelerator in Bengaluru, which provides mentoring and technical guidance to Indian iOS developers.
Meanwhile, Apple is also expanding its retail footprint in the region. In May 2025, the company signed a lease for 7,997.8 sq ft of retail space at the newly opened Phoenix Mall of Asia in North Bengaluru, committing to a 10-year term at an annual rent of ₹2.09 crore. The retail lease includes a 15% escalation every three years for both rent and the security deposit, which currently stands at ₹1.046 crore. Additionally, Apple has agreed to a revenue-sharing model, contributing 2% of sales during the first three years, and 2.5% thereafter, with a cap at twice the yearly base rent.
These moves come at a time when Apple is scaling up iPhone production in India through partners like Foxconn. In the financial year 2024-25 alone, Apple exported iPhones worth around ₹1.5 lakh crore, making it the country’s leading smartphone exporter.
While the company has declined to comment publicly on these developments, industry insiders suggest that the Bengaluru lease marks a strategic pivot — one that emphasizes Apple’s long-term commitment to India not just as a market, but as a vital link in its global supply and innovation chain.
