Pune, March 31: The state’s Registration and Stamp Duty Department revises land, apartment, and shop rates under the Ready Reckoner (market value rate charts) every year on April 1. This year, speculation is rife in the market about whether these rates will increase. The new rates will be applicable from April 1. 

Proposed Increase in Outskirts?

■ Rapid urbanization is occurring in areas adjacent to municipal corporation and municipal council limits. Some of these peripheral villages have been included in the influence zone, where a 10.5% increase has been proposed, sources say. If the state government grants final approval, the new rates will be implemented from April 1.

These rates play a crucial role in property transactions, determining the amount of stamp duty buyers must pay. Various government departments also consider these rates when assessing land and apartment values.

Over the past two years, there has been no increase in Ready Reckoner rates. Given this context, the real estate market is keenly watching how much the rates will rise for the upcoming financial year (2025-26). Reports suggest an average increase of 7% to 10% across the state, making the final announcement highly anticipated.

Expected Hike in Pune and PCMC

Sources indicate that for this year, the Ready Reckoner rates in Pune and Pimpri-Chinchwad may see an average increase of 10% to 15%. Additionally, a 12% hike has been recommended for municipal council areas, while rural regions may see an average rise of 10%.
