Worli, Mumbai | May 31, 2025 — Mumbai’s luxury real estate market has set a new national benchmark with the sale of two ultra-premium sea-facing duplex apartments in Worli for a whopping ₹639 crore. The transaction, now the most expensive residential apartment deal in India, was registered earlier this week.

The deal took place at Naman Xana, a high-end 40-storey residential tower located on the iconic Worli Sea Face. The two duplexes, occupying the 32nd to 35th floors, span a total carpet area of 22,572 square feet.

The buyer, Leena Gandhi Tewari, chairperson of a leading pharmaceutical firm, purchased the twin units at an astonishing rate of ₹2.83 lakh per square foot. In addition to the base cost, Tewari reportedly paid over ₹63.9 crore in stamp duty and GST, bringing the total transaction value close to ₹703 crore.

This high-value sale reinforces Worli’s status as one of India’s top luxury real estate destinations. The area offers sweeping views of the Arabian Sea and lies in close proximity to key commercial hubs like Bandra and Nariman Point. Upcoming infrastructure projects — including the Mumbai Coastal Road and sea link extensions — have further increased the area’s real estate appeal.

Earlier this month, veteran banker Uday Kotak made headlines after acquiring a sea-facing building in Worli for over ₹400 crore, with some units reportedly closing at around ₹2.90 lakh per square foot, including land rights.

Mumbai’s high-end real estate market continues to witness an upward trend, with April 2024 registering the highest-ever property registrations in the city. This surge is being driven by robust investor sentiment, limited inventory in prime areas, and increasing demand for luxury residences among India’s affluent population.
