Average Housing Prices Stay Stable in Pune, NCR, Chennai, and MMR from January to March 2025: PropTiger
India’s residential real estate market appears to be stabilizing in early 2025, with average housing prices remaining flat across several major urban areas. A new report from real estate consultancy PropTiger indicates that during the January to March quarter, key cities such as the Mumbai Metropolitan Region (MMR), Delhi-NCR, Chennai, and Pune saw no change in average housing prices compared to the previous quarter.
The report, issued by PropTiger (a part of REA India, which owns Housing.com), highlights that while some regions have experienced price stability, cities like Bengaluru and Hyderabad have seen noticeable price increases. Both Bengaluru and Hyderabad reported a 5% rise in average housing prices, while Ahmedabad and Kolkata saw a 4% increase during the same period.
While property prices across India have risen year-on-year, the report points to a slowdown in the rate of price growth over the last few quarters. Dhruv Agarwala, Group CEO of Housing.com and PropTiger, called this moderation a positive development for the market. “The slower pace of price increases in recent months indicates that the market is entering a more balanced phase, which is likely to attract genuine homebuyers who were previously sidelined by speculative trends,” Agarwala said.
He further emphasized that balanced growth is critical for maintaining both investor confidence and affordability for end-users. “A steady, moderate price increase is crucial for keeping both buyers and investors engaged while ensuring long-term market stability. In 2025, we expect the sector to further streamline, reinforcing the market’s fundamental strengths and enabling gradual, sustainable growth,” Agarwala added.
The report provided the following average housing prices for major cities:
- Mumbai Metropolitan Region (MMR): Rs 12,600 per square foot
- Delhi-NCR: Rs 8,106 per square foot
- Chennai: Rs 7,173 per square foot
- Pune: Rs 7,109 per square foot
Meanwhile, price increases were observed in the following cities:
- Bengaluru: From Rs 7,536 to Rs 7,881 per square foot
- Hyderabad: From Rs 7,053 to Rs 7,412 per square foot
- Ahmedabad: From Rs 4,402 to Rs 4,568 per square foot
- Kolkata: From Rs 5,633 to Rs 5,839 per square foot
This trend signals a more mature and stable housing market in India’s leading cities, offering potential advantages for both developers and homebuyers.
