Mumbai, Pune Housing Sales Drop 17% in Q3 2025 Amid Price Surge: Report
The residential real estate markets of Mumbai Metropolitan Region (MMR) and Pune recorded a sharp slowdown in the July–September quarter of 2025, with housing sales declining 17% year-on-year, according to real estate analytics firm PropEquity. The dip is largely attributed to soaring property prices and subdued demand.
As per the report, 49,542 housing units were sold across MMR and Pune in Q3 2025, compared with 59,816 units in the same quarter last year.
- Thane registered the steepest fall at 28%, with sales dropping from 20,620 units to 14,877.
- Mumbai city witnessed an 8% decline, from 10,480 to 9,691 units.
- Navi Mumbai sales dipped 6%, from 7,650 to 7,212 units.
- Pune saw a 16% fall, from 21,066 units to 17,762 units.
Despite the slowdown, developers remain optimistic. CREDAI-MCHI President Sukhraj Nahar termed the fall a “natural market adjustment,” stressing that demand fundamentals remain intact. He pointed to major infrastructure projects — including new Metro lines, coastal roads, and the Navi Mumbai International Airport — as long-term growth drivers.
With the festive season beginning September 22, developers expect sales momentum to pick up in the coming quarter. CREDAI-MCHI Secretary Rushi Mehta noted that “genuine homebuyer interest hasn’t faded,” while Treasurer Nikunj Sanghavi highlighted that MMR and Pune together account for nearly half of India’s housing market.
On a broader scale, housing sales across India’s top nine cities fell 4% year-on-year and 1% sequentially, totaling 1,00,370 units in Q3 2025.
