Pune, May 6, 2026: The land acquisition process for the proposed Chhatrapati Sambhajiraje International Airport in Purandar will commence from May 7, District Collector Jitendra Dudi announced on Tuesday.

According to officials, the state government has fixed a base compensation of ₹1.61 crore per acre. Nearly 6,500 landowners owning around 1,217 hectares of land across seven identified villages are expected to benefit from the acquisition process. To streamline the exercise, a nine-member team of officials has been deployed in each village. 

Authorities have asked landowners willing to participate to submit required documents by June 10. The administration has assured that, apart from financial compensation, eligible landowners will also receive 10% of developed land in the project area along with potential employment opportunities.

Officials stated that while the base compensation is ₹1.61 crore per acre, the effective payout could reach approximately ₹2 crore per acre after including the valuation of houses, trees, and other assets. Landowners will receive double the assessed value of structures and installations such as homes, sheds, wells, borewells, pipelines, and trees, based on joint surveys conducted by concerned departments. The value of residential structures alone is estimated to range between ₹3 lakh and ₹40 lakh.

To fund the project, the state government, through the Maharashtra Industrial Development Corporation, plans to secure a loan of ₹6,000 crore from Housing and Urban Development Corporation. In the initial phase, the district administration aims to acquire at least 50% of the required land so that construction can begin by October or November, with the entire project targeted for completion within three years.

Under MIDC’s Rehabilitation and Resettlement Policy, 2019, landowners who opt for consent agreements will be entitled to 10% of the developed land, subject to certain conditions. As part of the initial process, MIDC has already disbursed ₹500 crore to consenting landowners. Additionally, compensation received will be exempt from income tax and other government levies.

Officials clarified that land must be handed over free of any legal or financial encumbrances. Landowners are required to submit consent agreements, affidavits, identity proof, PAN details, bank information, and no-dues certificates within the stipulated timeline. Any claims, objections, or third-party interests must be reported within seven days.

Authorities also warned that landowners who do not provide consent by June 10 may face compulsory acquisition under applicable laws and could lose out on certain benefits, including the allocation of developed land.
