New home sales in Pune declined 15% year-on-year during April-June 2026, the sharpest drop among India’s top housing markets, as global uncertainties and cautious buyer sentiment weighed on demand.

Pune: Pune witnessed the steepest decline in new residential property sales among India’s seven largest cities during the April-June quarter of 2026, according to property consultancy Anarock. The city recorded a 15% year-on-year drop, with 13,090 housing units sold compared to 15,410 units during the same period last year.

The report noted that housing sales across the country’s seven major cities fell 6% annually to around 90,715 units, down from approximately 96,285 units in the corresponding quarter of 2025. Sales were also 11% lower than the January-March quarter.

According to Anarock, the decline in Pune was driven by weaker buyer sentiment following the conflict in West Asia and concerns over the impact of artificial intelligence on the IT and IT-enabled services sector, which has a significant presence in the city. The uncertainty prompted many prospective homebuyers to postpone purchase decisions.

Aditi Watwe, President – Residential Investment Sales and REIT Advisory at Anarock, said buyer confidence has started improving as global shipping routes and oil supplies have stabilised, raising expectations of a gradual recovery in demand.

Despite the slowdown in sales, developers in Pune remained optimistic. CREDAI Pune President Manish Jain said housing demand continues to remain healthy and that no major slowdown is expected. He added that employment-driven locations such as Hinjewadi, Wakad, Kharadi and Mundhwa continue to perform well due to sustained demand from professionals.

On the supply side, Pune also witnessed moderation. New housing launches in the city declined 10% year-on-year to 12,735 units during the quarter. According to developers, delays in environmental clearances in Pimpri Chinchwad and demarcation-related issues across Pune temporarily affected project launches.

However, Jain said these issues have largely been resolved and developers expect a healthier pipeline of new residential projects in the coming months. He added that temporary supply constraints have also contributed to price appreciation across several micro-markets.

Across India, average residential property prices increased 7% year-on-year, although quarterly price growth moderated to 1%, indicating a gradual stabilisation of the housing market.
