Asia’s Largest Global Capability Centre to Be Set Up in Maharashtra, Says CM Devendra Fadnavis
Mumbai, December 13, 2025: Maharashtra is emerging as a preferred destination for Global Capability Centres (GCCs) due to its strong talent pool, robust infrastructure and business-friendly environment, Chief Minister Devendra Fadnavis said on Friday. He added that the state’s newly announced GCC policy will promote the creation of high-value, skill-based employment across Maharashtra.
Under a major investment announcement, Brookfield has revealed plans to develop a large-scale project on six acres in Powai, Mumbai, comprising 2 million square feet of leasable space. The project will house Asia’s largest Global Capability Centre of a multinational bank and will be developed under a 20-year agreement.
CM Fadnavis said such landmark projects reflect growing global confidence in Maharashtra’s growth story. “The state government is committed to providing a stable and capable ecosystem that meets the evolving needs of international companies,” he said.
The project, expected to be completed by 2029, will attract an investment of over USD 1 billion and generate more than 30,000 jobs. It will be implemented under the joint leadership of the Mumbai Metropolitan Region Development Authority (MMRDA) and Brookfield, in collaboration with partner B.S. Sharma, the Chief Minister informed.
Highlighting Maharashtra’s investor-friendly environment, Fadnavis said the project aims to operate on 100 per cent green energy and will be constructed in line with global best practices in sustainable building standards. He added that the development will further strengthen Mumbai’s position as a leading Global Capability Centre hub.
In 2024, Brookfield developed a build-to-suit tower in Pune for a major financial services company. In the same year, the firm signed a USD 12 billion investment MoU with MMRDA, followed by the acquisition of a 2.1-acre plot in Bandra-Kurla Complex (BKC) in June 2025.
Brookfield’s Senior Investment Officer Ankur Gupta said, “This iconic project will set a new benchmark in Asia’s office development sector. Our total investment in Mumbai has now crossed USD 4 billion. Brookfield remains committed to creating world-class, sustainable and modern workspaces.”
Brookfield is among India’s largest office space owners and operators, managing approximately 55 million square feet across seven cities. The proposed Powai project will benefit from excellent connectivity, strong social infrastructure and access to a large pool of skilled manpower.
