Pune Leads India In Flexi-Office Space Penetration, Surpasses Bengaluru, Mumbai and Delhi-NCR
Pune, July 18, 2026: The rapid transformation in workplace culture and the growing adoption of hybrid work models are driving strong growth in the co-working and flexi-office sector across India, with Pune emerging as the country’s fastest-growing market. “Pune currently leads major Indian cities in flex penetration, with co-working and flexi-office spaces accounting for approximately 14–16% of the total Grade-A office space in the city, ahead of Bengaluru, Mumbai and Delhi-NCR”, said Nilesh Sule, founder of CC&Co during a Press Conference in Pune.
Sule made this claim citing the data published in various surveys. Lovell Prabhu, COO of CC&Co was also present on the occasion.
According to Sule the growth of the sector is being driven by the increasing preference of businesses, particularly small and mid-sized companies in the IT and services sectors, for flexible, professionally managed office spaces that offer premium infrastructure without the need for significant capital investment. According to various industry surveys, approximately 20% of India’s total gross office leasing is now in the flexi-office and co-working format, making India one of the leading markets globally in terms of the proportion of office leasing represented by flexible workspaces.
“Pune’s flexi-office and co-working segment has recorded a compound annual growth rate (CAGR) of approximately 33% since 2019, making it one of the fastest-growing markets in the country. The city is estimated to have more than 400 active co-working and flexi-office spaces spread across approximately six million square feet. Nearly 40% of this space is occupied by companies from the IT and BFSI sectors”, said Lovell Prabhu.
Against this backdrop of rapid growth, CC&Co (Co Creators & Company), one of Pune’s emerging providers of premium co-working spaces have started their newest and largest facility at Gokhale Business Bay in Kothrud area of Pune city. The newly launched CC&Co facility at Gokhale Business Bay has a seating capacity of 160 professionals.
