Pune News Infosys Leases 1.3 Lakh Sq Ft Office Space in Hinjewadi Embassy Tech Zone

Infosys BPM Ltd, the business process management arm of Infosys, has signed a three-year lease for 1.3 lakh sq ft of office space in Embassy Tech Zone, located in Hinjewadi Phase-II, Pune. The lease, which commenced on June 4, 2024, was registered on December 12, 2024.
As per documents accessed by Propstack, the monthly rent for the space is ₹70.4 lakh, translating to ₹55 per sq ft. Infosys has also paid a deposit of ₹6.34 crore. The company has occupied five floors across Wing A and B of the property, which is owned by Embassy Pune Techzone Private Ltd. The space was leased on a fully fitted, “as-is-where-is” basis as reported by Hindustan Times
Embassy Tech Zone, developed by Bengaluru-based Embassy Office Parks REIT, spans 5.5 million sq ft with a market value of ₹2,414.5 crore. It is located in Rajiv Gandhi Infotech Park, a major IT hub in Pune.

Infosys already has a strong presence in Pune with offices in Hinjewadi Phases I, II, III, Village Maan, and Magarpatta City.
This lease marks another step in Infosys’s ongoing expansion of its real estate footprint. In 2022, the company leased 5 lakh sq ft in Bengaluru, and in 2023, it jointly leased 6 lakh sq ft with HDFC Bank in Noida.

According to Savills, gross office space absorption across India’s top six cities rose by 10% year-on-year in Q1 2025, with the tech sector accounting for 32% of the activity. Pune ranked fourth, recording a 9% growth, mainly driven by IT-BPM and BFSI firms.

CA (India) Technologies, a US-based firm, renewing its lease for 1.08 lakh sq ft in Kharadi at an annual rent of over ₹12 crore.
