Pune, February 2025: Pune-based Westcon Space Private Limited, a subsidiary of Solitaire Group, has acquired approximately four hectares (10 acres) of land in Wagholi, a growing Information Technology (IT) hub in the city’s northeastern region. The deal, valued at ₹129 crore, was finalized through four separate transactions on February 6, 2025, according to property registration documents accessed by Propstack.com.

The stamp duty paid for these transactions amounts to ₹9 crore, while registration fees of ₹1.20 lakh were also recorded. The land was sold by the Shitale family and two individuals, Anuradha NDD and Jaymala Navkishore, as per the documents.

An email query sent to Westcon Space Private Limited remained unanswered, and the sellers were unavailable for comment.

Wagholi: A Growing Real Estate Market

Wagholi, located in the northeastern part of Pune, is an emerging real estate destination due to its proximity to IT hubs and multinational companies in Kharadi. According to local brokers, the per-square-foot rate for residential apartments in the area is around ₹10,000, while rents for a 2BHK apartment range between ₹20,000 and ₹30,000 per month.

In a comparable transaction, Prestige Estates, a Bengaluru-based listed real estate developer, acquired a 4.57-acre land parcel in Pune’s Kharadi area for ₹200 crore through its subsidiary, Prestige Exora Business Parks Ltd. The property, sold by B U Bhandari M&M Realtors LLP, was officially registered on April 16, 2024.

According to CBRE India, land acquisitions surged by 47% year-on-year in CY 2024, with over 2,000 acres transacted across India’s top eight cities. The residential segment led demand, with 135 land deals closed, up from 90 in CY 2023. Major metropolitan areas, including Delhi-NCR, Bengaluru, Mumbai, Chennai, and Pune, accounted for most of the activity.
