Pune’s Housing Market Hits New High with 44,265 Home Sales Worth ₹37,048 Crore

City records over 44,000 home sales worth ₹37,048 crore in the first half of 2026, driven by strong demand and rising premium housing.
Pune, July 13: Pune has once again emerged as India’s top housing market, recording the highest number of home sales among major cities in the country. According to the latest Pune Housing Report – July 2026, released jointly by CREDAI Pune and CRE Matrix, the city registered 44,265 home sales worth ₹37,048 crore during the first six months of 2026.
The report, based on official property registration data from Maharashtra’s Inspector General of Registration (IGR), highlights Pune’s strong demand for homes, supported by a growing IT sector, Global Capability Centres (GCCs), the automobile industry, and steady job creation.
Between 2021 and 2025, Pune recorded 4.28 lakh home sales—the highest among all Indian cities. During this period, the city sold 37% more homes than Hyderabad, the second-largest market, with an average of one home being sold every six minutes.
The average value of a home sold in Pune has now reached ₹84 lakh, marking a 38% increase since the first half of 2022. The total value of residential transactions has also risen by 42% over the past four years, while average property prices per square foot have increased by 20%.
The report also shows that more buyers are choosing premium homes. Around 26% of homes sold during the first half of 2026 were priced above ₹1 crore. However, Pune continues to remain one of the country’s most affordable metro housing markets, with nearly 74% of homes sold costing below ₹1 crore. Homes priced between ₹50 lakh and ₹1 crore remain the most popular among buyers.
CREDAI Pune President Manish Jain said Pune’s housing market continues to be driven by genuine homebuyers, with rising demand for both affordable and premium homes. He added that the city’s strong employment opportunities and infrastructure growth are expected to keep the market on a steady growth path.
CRE Matrix CEO Abhishek Kiran Gupta said that while overall housing sales have slightly slowed compared to the record highs of recent years, demand for premium and luxury homes remains strong, reflecting the city’s growing economy and higher purchasing power.
Among Pune’s residential areas, the North East corridor, including Kharadi and Wagholi, recorded the highest rise in average home values at 54% since 2022, while the South West region saw the fastest growth in prices per square foot.
With strong employment, expanding infrastructure, affordable housing options and increasing demand for premium homes, Pune continues to strengthen its position as India’s housing capital.
