Welspun One to build ₹550-crore logistics park in Talegaon, Pune
Welspun One, a prominent industrial and warehousing real estate platform, has announced a ₹550 crore investment to develop a grade-A logistics park in Pune. The company has secured a 46-acre land parcel in the Maharashtra Industrial Development Corporation (MIDC)-notified area of Talegaon, marking a significant expansion in one of India’s most vibrant industrial hubs.
The upcoming logistics park will cover 1.2 million square feet and is planned to feature four buildings ranging between 1 lakh and 3.5 lakh square feet. Each structure will be designed with customized specifications to cater to the operational requirements of sectors such as third-party logistics (3PL), e-commerce, fast-moving consumer goods (FMCG), automotive, engineering, auto ancillaries, and manufacturing industries.
Strategically positioned in the Talegaon–Chakan belt, the site is at the center of a high-demand industrial and warehousing corridor. The location provides 375 metres of frontage along a proposed 45-metre-wide MIDC arterial road and benefits from three additional access roads within the layout, ensuring excellent internal connectivity. The park is just 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai-Pune Expressway, offering seamless access to Pune, Mumbai, Nashik, and other key western Maharashtra regions.
In addition, its proximity to the Talegaon manufacturing zone makes it an ideal choice for manufacturers and suppliers aiming for just-in-time (JIT) operations and near-plant inventory management.
Pune’s warehouse leasing activity in 2025 has already reached approximately 7.4 million square feet, up from 6.8 million square feet during the same period last year, reflecting a 10% growth. The Talegaon–Chakan corridor alone accounted for nearly 70% of this leasing activity, highlighting the area’s increasing significance as a logistics destination.
