Goregaon, once seen as a modest suburb, is now making headlines with a high-profile property purchase by one of Indian television’s most celebrated creators.

Mumbai’s real estate market continues to break records in 2025, especially in elite areas like Malabar Hill, Juhu, Worli, and Bandra. These locations dominate luxury housing sales, accounting for 36% of ₹1 crore-plus property deals in the first half of the year. Yet, while these areas remain consistent favorites, it’s Goregaon that’s now in the spotlight thanks to a landmark transaction by Aatish Kapadia.

Known for creating some of India’s most beloved shows like Khichdi and Sarabhai vs Sarabhai, Aatish Kapadia has purchased a premium apartment in the Oberoi Realty’s Elysian project in Goregaon. Registered in June 2025, the apartment cost him ₹15.31 crore and includes a carpet area of over 3,030 square feet and three dedicated parking spaces. The couple also paid ₹91.86 lakh in stamp duty and a registration fee of ₹3 lakh.

This deal is part of a broader trend. Between April 2024 and March 2025, 116 units were sold in the Elysian project alone, with a total transaction value of ₹1,035 crore. The average price per square foot reached an impressive ₹50,869, indicating the rising premium attached to this area.

So, why is Goregaon suddenly on par with the likes of Bandra and Worli?

The area has transformed into a thriving urban hub with excellent infrastructure and connectivity. Located near the Western Express Highway, SV Road, and the railway station, Goregaon allows easy access to key business zones like BKC, Andheri, and Malad. It’s also surrounded by film studios, corporate offices, and malls like Inorbit and Infinity. With the upcoming Goregaon-Mulund Link Road set to enhance its connectivity even further, the area is fast becoming a magnet for both professionals and creatives.
