Pune, Wakad: A resident of ITREND Life 2 in Bhumkar Chowk, Wakad, has raised concerns over what he calls unjust and illegal restrictions imposed by the society’s management. The society has decided to ban bachelors and foreign tenants from April 30, 2025, a move that the resident claims violates legal housing rights and sets a dangerous precedent for homeowners across Pune.

The affected homeowner owns two apartments in ITREND Life 2, which he has legally rented to students. However, the society’s office bearers have unilaterally decided to prohibit bachelors and foreigners from renting within the premises. A public notice enforcing this decision has already been put up at the society entrance.

Despite multiple attempts to seek clarification—via emails and direct communication—the society has refused to provide any official statement in writing on their letterhead. The resident argues that this action is not just discriminatory but also puts his tenants at risk of eviction and affects his financial stability, given that he has ongoing loans to manage.

Impact of This Action:

  • Violation of Legal Rights: The Maharashtra Ownership of Flats Act (MOFA) and the Model Bye-laws of Housing Societies clearly allow property owners to rent their apartments without society interference.
  • Financial Burden: If the society enforces this restriction, the homeowner will face frequent losses due to vacancies, lease formalities, and agreement renewals.
  • Mental Harassment: The lack of accountability from the society has caused emotional distress, affecting the resident’s well-being.

This Needs Media Attention:

  • Not an Isolated Case: Such discriminatory housing policies are common across Pune and other cities, affecting thousands of tenants and homeowners.
  • Public Awareness & Legal Action: With media intervention, the resident hopes to bring the issue to the attention of legal authorities and ensure that societies do not overstep their authority.
  • Justice for Tenants & Owners: Many tenants are unaware of their rights and suffer due to unfair housing restrictions imposed by societies.

This case highlights a growing concern regarding arbitrary housing rules imposed by residential societies, raising serious legal and ethical questions.
