Della Resorts and Adventure has announced a strategic partnership with Hiranandani Developers and Krisala Developers to co-develop a ₹1,100-crore racecourse-themed township project in Pune. Spanning 40 acres in North Hinjawadi, one of Pune’s fastest-growing real estate corridors, the luxury township will be developed under a unique hospitality-led development model.
The first phase of this themed township, part of a larger 105-acre joint development plan between Hiranandani Communities and Pune-based Krisala Group, is scheduled for launch in the next three months. Possession for resort and villa plots is expected by early 2026. The current phase will attract an estimated investment of ₹500 crore.
The township will feature an 8-acre racecourse, international polo club, 128 private villa plots, 112 resort residences, a 300-key five-star resort, nine wedding venues, 12 corporate event spaces, an adventure park, wellness amenities, and a Della Golf facility. The design ethos blends contemporary, organic, and British colonial architecture.
As per the joint statement issued on May 8, Della Group will earn a 15% topline fee under the development management agreement, while the project is expected to offer returns of up to 9%—a significant increase over the industry average of 3%.
Della’s founder and chairman, Jimmy Mistry, called the model a game-changer for Indian real estate. Hiranandani Communities chairman Niranjan Hiranandani highlighted the collaboration as a step toward delivering curated experiential lifestyles. Sagar Agarwal, CMD of Krisala Developers, said the project represents “multiple industry firsts” and showcases how hospitality and urban living can be seamlessly integrated.
Della Group also plans to expand to Goa, Nagpur, Indore, and Navi Mumbai.
