No More Follow-Ups: Gram Panchayats to Auto-Update Property Tax Details After Registration

Pune, June 12, 2025 – In a major relief for property buyers in rural areas, the Registration and Stamp Duty Department has launched a new initiative that allows the automatic transfer of property tax and water charges to the buyer’s name at the time of property registration. This facility has been made available from Wednesday (June 11) across all 27,951 Gram Panchayats in Maharashtra.
Until now, buyers of new or old properties in gram panchayat areas had to manually apply to transfer property tax and water bills into their name — a process that often involved long delays and multiple visits to the gram panchayat office. However, under the new system, this will happen automatically based on a unique property ID mentioned in the sale document.
The Registration Department has integrated this process with the ‘i-Sarita’ system , enabling real-time data sharing between the registration office and gram panchayats. Once the document is registered, details such as the buyer’s and seller’s names, sale amount, and change in ownership will be shared directly with the gram panchayat system. Based on this, the gram panchayat will issue a property tax notice in the buyer’s name.
In cases where there are pending dues on older properties, gram panchayats will have the authority to issue notices to the new owners for recovery.
This system is already operational in 359 municipal councils in the state, integrated via the IWBP system . A similar integration has now been extended to gram panchayats. However, municipal corporations remain an exception due to variations in their digital infrastructure. So far, 17 out of 27 municipal corporations in Maharashtra have been brought under this framework.
Remaining corporations will be included once they provide the necessary API kits , said Abhaysingh Mohite , Deputy Inspector General of Registration and Stamp Duty Department.

Gram Panchayat’s property tax will be registered in the name while registering the deed, an initiative of the registration department, which will save the citizens from hassles.
Your name will be entered directly in the Gram Panchayat’s file using the unique ID number on the income certificate.
Pune: New and existing registered deed within the Gram Panchayat limits
The Registration and Stamp Duty Department has made the facility of paying tax and water tax on old property directly in the name of the buyer available from Wednesday (11th). This facility has been made available in all 27 thousand 951 Gram Panchayats in the state. Therefore, there is no need to rush to pay property tax in the name. This facility is now being made available by the Registration and Stamp Duty Department at the time of document registration. Your name will be directly entered in the Gram Panchayat’s file from the unique ID number on the property deed.
After purchasing any new or old house within the Gram Panchayat limits, you have to submit a separate application to the Gram Panchayat to have the property tax and water bill transferred to your name. Since there is no time limit for this, you have to go through the government process.
The Registration and Stamp Duty Department has now integrated the ‘I Sarita’ system while registering the deed. After the deed is registered, the Registration and Stamp Duty Department will provide this information online to the Gram Panchayat, and the property purchased through their system will be registered directly in the name. In this, all the information about the buyer and seller, purchase price and change of ownership will be informed to the Gram Panchayat. Accordingly, the Gram Panchayat will issue a tax notice to the concerned person. So that the tax of the Gram Panchayat will appear in the name of the concerned person. If there is arrears of tax on the old property, the Gram Panchayat can issue a notice to the concerned person and recover it.
The system of all 359 municipalities in the state has been linked to the IWBP system. Therefore, after linking all the municipalities and the Panchayat Registration Department, this system was implemented simultaneously in all places a year ago. In the same way, this system has been implemented in the Gram Panchayats as well. The exception is the Municipalities.
Every municipal corporation has a different system. So far, this system has been implemented in 17 municipalities. This system will be implemented in other municipalities once their API kits are available, informed Deputy Inspector General of Registration Abhaysinh Mohite.
After the integration of I Sarita, this system has been implemented in 17 major Municipal Corporations and 359 Municipalities in the state. Now this facility has also been started in 27 thousand 951 Gram Panchayats.
