A major development is set to reshape the affordable housing landscape in Pune district, as MHADA (Maharashtra Housing and Area Development Authority) launches a large-scale residential project under the Central Government’s Pradhan Mantri Awas Yojana (PMAY). With land now officially transferred from the district administration, construction of over 13,300 affordable homes is poised to begin in Khed and Mulshi talukas.

The state government has allocated around 57 acres of government grazing land for this purpose—marking a crucial step forward in MHADA’s efforts to provide housing for economically weaker and middle-income groups in semi-urban areas of Pune. The overall project cost is expected to be around ₹2,194 crore, with a construction timeline of four years.

Of the total homes planned, approximately 8,000 units will be developed in Rohkal village (Khed taluka), while over 5,000 homes will be built in Nere village (Mulshi taluka). These two sites were selected after MHADA reviewed four proposed locations: Rohkal, Nere, Hinjewadi, and Shindwane.

In Rohkal, MHADA has received land from survey number 220, measuring 15 hectares and 76 gunthas. The Zilla Parishad issued a No Objection Certificate (NOC) for 15 hectares and 46 gunthas, allowing the handover of land to MHADA. In Nere, the land parcel includes 4 hectares and 24 gunthas from survey number 117 and 3 hectares and 4 gunthas from survey number 118, while 60 gunthas have been retained for public works.

However, the land transfer process hasn’t been without friction. The Gram Panchayat in Nere has formally opposed the move and passed a resolution against the allocation. Despite the objection, the land has been transferred under a condition: it must be used for housing development within three years from the date of possession.

There is also a strong local sentiment in Rohkal, where tribal communities have lived for many years. Responding to appeals from local leaders and with the involvement of Guardian Minister Ajit Pawar, part of the land will be reserved specifically for these tribal families. The remaining area will be used for the construction of the proposed housing units. A separate housing plan is also being prepared for the Nere site in Mulshi.

In a related initiative, MHADA’s Konkan Board is gearing up to launch 5,285 homes and plots across Thane city, Thane district, and Vasai (Palghar district) under various schemes. As of August 25, MHADA has received an overwhelming 1,25,397 applications, with over 89,000 applicants completing the payment of earnest money.

Meanwhile, a revised schedule has been issued for the e-auction of commercial shops located within MHADA housing complexes. The deadline for registration, online application, document uploads, and earnest money payment has now been extended to September 8, providing extra time for interested applicants.
