Citizens can now download officially recognised land records for just ₹15, ending long queues, paperwork delay and dependency on Talathi offices.

Maharashtra has taken a major step in its e-governance journey by giving full legal validity to Digital 7/12 extracts, along with 8-A and Ferfar (mutation) records. The Revenue Department has announced that these digital land records will now be accepted across all government, semi-government, banking and court-related work without the need for a Talathi’s(Village Accountant) physical signature or stamp.

The decision brings instant relief to crores of landowners and citizens, especially those who earlier had to repeatedly visit Talathi offices, face delays, or deal with situations where original stamped copies were not easily issued. The government has now confirmed that a digitally signed 7/12 extract downloaded for ₹15 will carry the same legal authority as a manually stamped one.

According to the announcement, the digital documents will include a secure QR code, a digital signature and a 16-digit verification number, making them tamper-proof and easy to authenticate instantly. Officials emphasised that the move ensures greater transparency, removes middlemen, and simplifies land-related transactions for farmers and citizens.

The Revenue Department said the reform was implemented under the guidance of the state leadership to modernise land record management and eliminate outdated processes. With this decision, citizens no longer need to depend on Talathi offices for certified extracts, and government departments have been instructed to fully honour the digitally issued documents.

The change is expected to benefit landholders across the state by speeding up essential work related to loans, land transfers, court procedures, and official verifications. It also marks a significant milestone in Maharashtra’s digital governance efforts, signalling a shift toward fast, accessible and corruption-free public services.
