Homebuyers in Maharashtra will soon have another opportunity to secure affordable housing, as the Maharashtra Housing and Area Development Authority (MHADA) prepares for a fresh lottery in Pune next month. The Pune Board has confirmed that it will conduct a new draw for around 3,000 additional homes in March, further expanding its ongoing housing initiatives.

The announcement was made on February 10 by Shivajirao Adhalrao Patil, Chairman of the Pune Housing and Area Development Board, during the declaration of results for an earlier lottery that offered 4,186 homes across the Pune region.

Strong Demand Drives New Lottery

MHADA highlighted that over the last two and a half years, nearly 25,000 affordable homes have been made available for sale by the Pune Board alone. The authority pointed to rising public confidence in its transparent allocation process and construction standards.

The recently concluded lottery for 4,186 units received an overwhelming 2,15,965 applications — a response that reflects the growing demand for reasonably priced housing in the region. Encouraged by this strong participation, MHADA has decided to continue the momentum with another draw in March for approximately 3,000 homes.

Details of the Previous Pune Lottery

The September 2025 lottery included:

3,322 units under the 20% Inclusive Housing Scheme

864 units under the 15% Social Housing Scheme

These homes were located within the limits of the Pune Municipal Corporation, Pimpri-Chinchwad Municipal Corporation, and areas under the Pune Metropolitan Region Development Authority.

Mumbai to See 5,000 Affordable Homes Soon

In addition to Pune, MHADA is gearing up for a major housing release in Mumbai. Around 5,000 affordable homes are expected to be brought to market in the next two to three months. Nearly half of these units will be located in Goregaon, a key residential hub in Mumbai.

Earlier this month, on February 2, MHADA had also announced the sale of 120 flats in Mumbai under a first-come, first-served system across multiple locations. However, the online registration process, which was scheduled to begin on February 5, was postponed on February 4 due to technical reasons.

Price Range and Locations in Mumbai

According to sources, pricing varies significantly depending on location. The most expensive unit on offer is located in South Mumbai’s Tardeo area, priced at over ₹8 crore, while the most affordable home is available at ₹38 lakh.

The flats are spread across several neighbourhoods, including:

Continued Push for Affordable Housing

With thousands of applications pouring in and multiple schemes underway, MHADA’s latest announcements underline the sustained demand for budget-friendly housing across Maharashtra. The upcoming March draw in Pune and the planned Mumbai releases signal that the authority is committed to expanding access to affordable homes while maintaining transparency and quality standards.

As interest continues to surge, prospective buyers are expected to closely track the upcoming announcements and registration schedules in the coming weeks.
