The much-awaited ‘Missing Link’ project on the Mumbai-Pune Expressway is set to significantly reshape the real estate landscape in Maharashtra, with areas like Karjat, Neral and Lonavala emerging as the next major growth hubs.
Designed to bypass the ghat section, the project is expected to cut travel time between Mumbai and Pune by around 20 to 25 minutes. This improvement in connectivity is already shifting interest towards peripheral locations, as both homebuyers and investors explore options beyond crowded city centres.

With easier access, regions such as Karjat and Neral are witnessing rising demand for plotted developments, villa projects and second homes. These areas offer a mix of affordability, natural surroundings and improving infrastructure, making them attractive for both weekend homes and long-term investments. Developers are also showing increased interest, anticipating steady growth in property values.
Industry experts believe that property prices in these regions could see a noticeable rise, with early estimates suggesting an increase of around 5% as demand picks up. The trend reflects a broader shift in real estate preferences, where buyers are prioritising space, lifestyle and connectivity over proximity to congested urban cores.
The project is also closely linked to the larger concept of “Mumbai 3.0”, which focuses on developing new urban clusters beyond Navi Mumbai and Panvel. Along with other major infrastructure initiatives like the Mumbai Trans Harbour Link and the Navi Mumbai International Airport, the Missing Link is expected to decentralise growth and reduce pressure on existing city infrastructure.
For Pune residents as well, improved connectivity is making locations near Lonavala and Karjat more appealing for second homes and retirement living. The idea of owning a home close to nature, yet well-connected to both cities, is gaining traction among buyers.
As infrastructure continues to expand, experts say these emerging corridors could become key residential and investment zones in the coming years. The Missing Link project, in that sense, is not just about reducing travel time but about unlocking new opportunities for balanced and future-ready urban development.
