MahaRERA To Fast-Track Complaints From Homebuyers With Critical Illnesses
Mumbai, April 15, 2025 — The Maharashtra Real Estate Regulatory Authority (MahaRERA) has issued a new directive aimed at streamlining the resolution process for complaints filed by homebuyers and allottees. Under the updated guidelines, cases will be heard in chronological order of receipt. However, the authority will make exceptions for individuals suffering from life-threatening medical conditions.
An internal circular issued by MahaRERA on April 8 outlines the revised framework. It states that any complainant facing serious health challenges can request prioritization by submitting a certified medical report from a registered doctor. These cases will be taken up ahead of others, regardless of the original filing date.
The circular further mentions that complaints involving requests for review of previous orders, enforcement of non-complied directives, and those resolved through conciliation will also receive early attention.
According to MahaRERA officials, the move is designed to ensure a fair and transparent hearing process based solely on the seniority of cases, while also providing necessary relief to individuals facing medical emergencies. The objective is to eliminate arbitrary fast-tracking and focus on merit-based resolution.
Since its inception in May 2017, MahaRERA has received over 28,000 complaints. Of these, orders have been passed in more than 21,000 cases, while nearly 8,000 remain pending. The authority has also facilitated over 1,200 conciliations between homebuyers and developers, of which approximately 1,100 have resulted in successful settlements.
In the last eight years, over 49,000 real estate projects and 50,000 real estate agents have registered with MahaRERA. Of the registered projects, more than 15,000 have been marked as completed following verification and declarations by developers.
These latest measures reflect MahaRERA’s continued effort to enhance accountability and improve the efficiency of grievance redressal for Maharashtra’s real estate sector.
