NHAI plans 12 meter wide service road on Mumbai Bangalore Highway; two day camp organized for land acquisition

Pune: The National Highways Authority of India (NHAI) has developed a plan to construct a 12 meter wide service road near Pimpri Chinchwad on National Highway number 48 i.e. Mumbai -Bangalore Highway.

As per information, the 60 meter wide national highway no. 48 Mumbai-Bengaluru highway passes through the limits of Pimpri Chinchwad Municipal Corporation (PCMC). On that route, a 12m wide service road has been envisioned along with the said highway on both sides of the road in the approved development plan of Pimpri Chinchwad Municipal Corporation. The NHAI has shown readiness to develop the said road. The Pimpri Chinchwad Municipal Corporation has demanded that the 12m wide service road site in the development plan be taken over and handed over to the NHAI.

Accordingly, the road length of the National Highway passing through Wakad, Tathawade, Punawale, Ravet, Mamurdi and Kiwale is as follows:

·         Wakad (approximate length of road on both sides 3710 meters)

·         Tathawade (approximate length of road on both sides 5200 meters)

·         Punawale (approximate length of road on both sides 3400 meters)

·         Ravet (estimated length of road on both sides is 2740 meters)

·         Mamurdi (estimated length of road on both sides is 1400 meters)

·         Kiwale (estimated length of road on both sides is 4400 meters).

At present, the land acquisition process of a 12m wide service road is going on through the office of District Magistrate, Pune.

All the property holders affected by the said 12m wide service road have already been appealed to file a TD with the Pimpri Chinchwad Municipal Corporation. TDR/ FSI, in lieu of advance possession, should be cooperated by filing a case for grant of advance possession through form ‘A’ and ‘B’. TDR/FSI from Land Owners, as per the approved Integrated Development Control and Promotion Rules, will be given by the PCMC.

If deterrence, under the Land Acquisition Act, is announced, TDR/FSI option will not be available to the land owner, then only cash compensation as per Land Acquisition Act will be payable.

Also at present, the price of TDR is good in the market and the demand is also good. In view of that, the Municipal Corporation officials are of the opinion that the land owners can get more financial benefits than the compensation amount received from land acquisition. Due to increasing demand in TDR, the trend of handing over space to the Municipal Corporation is increasing day by day.

Keeping in mind the urgency of the road work, a camp has been organized by the Urban Planning Department of the Municipal Corporation on August 17 and August 18 from 10 am to 5 pm,  in order to get possession of the land as soon as possible. The area required for widening of the road through the form A and B, for the action regarding the advance possession of the area are in Wakad, Abaji Bhumkar Primary School, Bhumkar Vasti Kiwale, Bapdev Maharaj Primary School No. 96, Kiwale and Municipal Corporation Water Tank at Punawale, . On that day, the land documents will be checked on the spot by the Town Planning Department and form A/B will be given on the spot as per eligibility. After receiving the proposal, TDR/FSI will be given.

Therefore, the Municipal Corporation has appealed to fill Form A and Form B for both the 12m wide service roads in the approved development plan along the National Highway No. 48 Mumbai Bangalore highway passing through the areas of Wakad, Tathawade, Punawale, Ravet, Mamurdi and Kiwale within the limits of Pimpri Chinchwad Municipal Corporation.
