Planning to Buy Property in These Parts of Pune? Read This First
Pune, July 5, 2026: The Pune Municipal Corporation (PMC) has issued a strong public advisory warning homebuyers and investors against purchasing plots or flats in unauthorised layouts and illegal buildings in the city’s newly merged 23 villages. The civic body has also warned that strict action will be taken against developers and individuals involved in illegal plotting and unauthorised construction.
According to the Urban Development Department’s notification dated February 11, 2026, the planning authority for these 23 villages has officially been transferred to the PMC. Earlier, development permissions in these areas were handled by the Pune Metropolitan Region Development Authority (PMRDA), but the responsibility now rests entirely with the civic body.
PMC officials said that some developers have allegedly been selling plots and flats without obtaining the mandatory approvals from the municipal corporation. The civic administration has urged citizens not to invest in such properties, warning that buyers could face serious legal and civic issues in the future.
The corporation cautioned that unauthorised developments may not receive building approvals and could be denied essential civic amenities such as water supply, drainage, roads and electricity. Property owners may also face legal complications arising from such transactions.
Before purchasing any plot or apartment, PMC has advised citizens to verify that the property has an approved layout plan, Development Plan (DP) approval and all necessary statutory construction permissions issued by the municipal corporation.
The 23 villages covered under the notification are:
Mahalunge, Sus, Bavdhan (Budruk), Kirkatwadi, Pisoli, Kondhave-Dhawade, Kopre, Nanded, Khadakwasla, Manjari Budruk, Narhe, Holkarwadi, Autade-Handewadi, Wadachiwadi, Shewalewadi, Nandoshi, Sanas Nagar, Mangdewadi, Bhilarewadi, Gujar-Nimbalkarwadi, Jambhulwadi, Kolewadi and Wagholi.
PMC City Engineer Aniruddha Pawaskar has appealed to citizens not to purchase plots or flats in unauthorised layouts or illegal constructions. He also urged the public to report any such illegal developments to the municipal corporation, stating that stringent action will be taken against those carrying out unauthorised plotting and construction activities.
