Pune, May 22 – The Pune-Bengaluru Expressway, an ambitious infrastructure project under the Bharatmala Pariyojana, is expected to be completed by 2028, significantly transforming connectivity and regional development across Maharashtra and Karnataka. Once operational, the 700+ km corridor will reduce travel time between Pune and Bengaluru from 15 hours to just 7 hours, allowing vehicles to cruise at speeds of up to 120 km/h.

- Districts Covered: The expressway will traverse 12 districts, including Sangli, Satara, and Pune in Maharashtra, and Bengaluru Rural, Tumkur, Chitradurga, Davangere, Vijayanagar, Koppal, Gadag, Bagalkot, and Belgaum in Karnataka.
- Estimated Cost: Over ₹50,000 crore.
- Design: An 8-lane access-controlled expressway featuring 6 Road Over Bridges (ROBs), 22 interchanges, 55 flyovers, and 14 highway crossings.
The expressway is envisioned as a high-speed alternative to National Highway 48 (NH-48) and will unlock development potential in underdeveloped and drought-prone regions, especially in northern Karnataka and southern Maharashtra.
According to a report by 99acres, the expressway is poised to stimulate economic growth, enhance logistics efficiency, and open up new opportunities for residential and commercial development in tier-2 and tier-3 cities along its route.
Real Estate Impact
While the Pune-Bengaluru Expressway will drive growth in the southern corridor, the report also notes similar effects along the Delhi-Mumbai Expressway, which is expected to improve accessibility to cities like Alwar, Kota, Ratlam, Vadodara, and Surat — pushing demand for affordable housing amid commercial expansion.
