Pune: Builder Alleges ₹70 Lakh Flat Fraud In Kondhwa; Case Filed Against Two For Illegal Possession
Pune, April 22, 2026: A case of alleged property fraud has come to light in the Kondhwa area, where a builder has accused two individuals of taking possession of a flat without paying the agreed amount.
Based on a complaint filed by builder Prakash Ramchandra Jain (52), a resident of Bibwewadi, Kondhwa Police have registered an offence against Pravin Manchandlal Oswal and Bharti Pravin Oswal under relevant provisions of the Bharatiya Nyaya Sanhita. The case has now been transferred to Yeolewadi Police Station for further investigation.
According to police officials, the disputed property is a flat in “Mandot Towers,” a residential building in Kondhwa owned by the complainant. Jain stated that he had prior acquaintance with Pravin Oswal, whose family members had earlier purchased flats from him, which led to a level of trust between them.
In April 2021, Oswal reportedly agreed to purchase a flat on the 10th floor (Flat No. 1003) for ₹70 lakh. At the time of signing the agreement, he paid ₹20.10 lakh, while the remaining ₹49.90 lakh was to be cleared within seven months. However, despite repeated follow-ups, the balance amount was not paid.
The complaint further states that in August 2025, Oswal, along with a few associates, allegedly visited Jain’s office and pressured him to hand over possession of the flat along with an additional payment. Following this, Jain cancelled the agreement through a legal notice on August 30, 2025, and attempted to return the amount received via cheque. However, the accused allegedly refused to accept the refund and instead insisted on execution of the sale deed.
Police said that the flat had been sealed by the Pune Municipal Corporation due to pending property tax dues. Despite this, in November 2025, the accused allegedly broke open the lock and the civic seal without permission and took unlawful possession of the property. It is also alleged that they transferred the electricity connection to their own name.
A formal case has been registered, and further investigation is currently underway.
