In a significant victory for residents’ rights, the Prime Plus CHS society in Kunal Icon Road has been ordered to return excess maintenance charges to resident Dilip Gade. The society had been charging maintenance fees based on square footage, but Gade had been advocating for unit-based charging, as per government guidelines.

Gade’s efforts paid off when the Deputy Registrar of Pimpri Chinchwad directed the society to charge maintenance fees on a unit basis, citing Government Order No. SAGRUO 1096/PRA.KRP 137/14_5, dated April 29, 2000.

The society has acknowledged the order and has informed Gade that they are working on recalculating the maintenance charges. A meeting has been scheduled for December 2024 or January 2025 to review and discuss the matter further.

This development is a significant win for residents who have been fighting against unfair maintenance charging practices. It also highlights the importance of residents’ activism and the need for societies to adhere to government guidelines.

As Gade’s case demonstrates, residents can successfully challenge unfair practices and secure their rights by advocating for themselves and seeking support from relevant authorities.
