Pune Region Sets New Benchmark with 14-Storey Building Completed in Just 95 Days
Speed and scale rarely go hand in hand in the construction world, yet a recent project in Pimpri-Chinchwad near Pune has managed to bring both together in an extraordinary way. Delivering what would typically take years in just over three months, this development is being seen as a defining moment for modern building practices in India.
The Pune Metropolitan Region Development Authority (PMRDA) completed a 14-storey residential building in Sector 12, Chikhali, in only 95 days. The accomplishment has earned official recognition from both the India Book of Records and the Asia Book of Records. Classified as a D-3 type structure, the project has been specifically designed for the low-income group (LIG), making it as socially significant as it is technically impressive.
The building spans approximately 94,722 square feet and includes 112 two-bedroom flats. Considering the size and complexity of the project, completing it within such a short period highlights a major leap in execution capabilities.
This milestone also marks an improvement over PMRDA’s own earlier record of 100 days, reducing the timeline by five days. Before this, Larsen & Toubro held a notable benchmark, having completed a 12-storey structure in 96 days, as noted by Chief Engineer Rinaz Pathan. The latest achievement now sets a new standard for rapid construction in the country.
A major factor behind this speed was the adoption of ‘3-S Precast RCC’ technology, which stands for Safety, Strength, and Speed. With this approach, essential structural components such as walls and slabs were manufactured in a factory setting and then assembled at the site. This not only accelerated the process but also ensured better precision and uniform quality.
The project required an enormous workforce to meet its ambitious deadline. Around 9,000 workers from BG Shirke Construction Technology were deployed, working continuously in three shifts. According to Vice President Yogesh Kajale, careful planning combined with uninterrupted operations played a key role in completing the building on schedule.
Authorities have underlined that the rapid construction did not lead to any compromise in quality. Strict monitoring, modern engineering standards, and seamless coordination helped maintain high construction standards throughout the process.
More than just a record-breaking effort, this project is being viewed as a glimpse into the future of affordable housing. Government housing schemes have often faced criticism for delays, but this achievement shows that with the right mix of technology and management, timelines can be dramatically reduced.
