Pune, June 25, 2026: A case has been registered against leading real estate company Sobha Limited and several of its senior officials for allegedly defrauding real estate developer Rohan Kishore Pate, Director of Rohan Pate Group, of nearly ₹50 crore in connection with a disputed Floor Space Index (FSI) transaction in Kothrud.

According to the complaint filed at Kothrud Police Station, the accused allegedly failed to reserve 1,753.62 square metres of FSI to which Pate was entitled on a plot located near Ved Vihar in Kothrud. Instead, the FSI was allegedly utilised for the company’s own development project, causing substantial financial losses to the complainant.

Police said the alleged fraud took place over an extended period, beginning on March 20, 2014, and continuing until the present day at Survey No. 77/1 (Part) in Kothrud.

The accused named in the FIR include Sobha Limited and its senior officials Manish Verma (35), a resident of Viman Nagar; Ravi Menon (42); Surajitchand (45); and Jagadish Nangineni (52), a resident of Bengaluru, Karnataka.

The complaint was lodged by Rohan Kishore Pate (38), Director of Rohan Pate Group of Construction LLP and a resident of Govind Gaurav Apartment, Building C, Sahakarnagar.

Police have initiated an investigation into the allegations and are examining documents related to the disputed FSI rights and the development project. Further action will be taken based on the findings of the inquiry.
