Global consulting and technology firm Accenture has made a major long-term bet on Pune’s commercial real estate market by leasing more than 600,000 square feet of office space at Phoenix Millennium Towers in Baner. Spread across nine floors, the deal spans over 15 years and ranks among the larger office leasing transactions in India.

Plans are in place to establish a global capability centre (GCC) at this location, with occupancy scheduled in two phases and full completion targeted by June. The total rental commitment for the entire tenure is estimated to exceed ₹325.37 crore, with Phase I accounting for ₹194.16 crore and Phase II contributing ₹131.21 crore.

Sources indicate that this move aligns with Accenture’s broader strategy of expanding its operational footprint while consolidating teams into a unified campus. Bringing multiple functions under one roof is expected to enhance efficiency, improve scalability, and enable better coordination across business units.

Momentum in India’s GCC ecosystem continues to build, driven by global companies seeking cost efficiencies and access to a skilled workforce. This transaction also highlights a growing trend of pre-committing to premium Grade A office spaces, as companies aim to secure quality assets early amid tightening supply and ensure long-term stability in pricing.

The scale and duration of this agreement underline strong demand from multinational occupiers for flexible and high-quality workspaces that can support future growth.

Despite global uncertainties and concerns around potential disruptions from artificial intelligence, India’s office market remains active. Gross leasing touched 21.5 million square feet in the first quarter, marking the highest ever for a January–March period. GCCs led this surge, contributing 45.5% of the total leasing activity.

Phoenix Millennium Towers, situated in Baner, is a Grade A development within a mixed-use environment and already houses global names such as MUFG Bank, Baker Hughes, and Clean Harbors, reinforcing its position as a premium business address.

Pune’s western corridor—covering Baner, Balewadi, and Wakad—has rapidly gained traction as a high-growth office destination. Strong talent availability, improving infrastructure, and better connectivity to residential hubs have made the area particularly attractive for multinational firms expanding beyond traditional IT centers.

Upcoming infrastructure developments, along with enhanced connectivity including access to the Navi Mumbai International Airport, are expected to further strengthen the region’s appeal.
