Pune: Missed Out on Property Tax Rebate? Here’s How To Apply At Your Nearest Ward Office

Pune: Amid Freeze On Collection, ₹30 Crore Property Tax Paid Voluntarily In Merged PMC Areas
Pune: The Pune Municipal Corporation (PMC) has urged property owners whose homes were registered after 2019 to apply for the 40% property tax rebate by submitting PT-3 forms at their respective regional ward offices. This rebate applies only to self-occupied properties and is not available for rented homes.
PMC’s Additional Municipal Commissioner, Prithviraj B P, stated that the Maharashtra government has approved the continuation of the 40% rebate scheme for self-occupied residential properties. Property owners who registered before 2019 automatically received the rebate. However, those with registrations post-2019 must now apply through PT-3 forms to claim the benefit.
“Many property owners have already submitted their forms and are now receiving the rebate. After a recent GPS-enabled door-to-door survey, we are urging all eligible citizens to complete the process at the earliest,” said Prithviraj.
Citizens who have not received the rebate or failed to submit the required documents must visit their ward offices to apply. PMC has started dispatching property tax bills for FY 2025–26 through India Post, and the same can also be downloaded from the official PMC website.
In addition to the 40% rebate, the PMC is offering an advance payment incentive: 10% rebate for residential and 5% for non-residential property owners who pay by May 31, 2025.
However, civic activist Vivek Velankar criticized the lack of clarity on tax bills about rebate eligibility. BJP leader Ujwal Keskar also expressed discontent, saying the straightforward state decision has been made unnecessarily complex by requiring extra forms.
PMC has advised eligible property owners to act swiftly to avail the full benefits.
