In a major relief for property owners in Mumbai, the Maharashtra government has launched a fully digital system to update property cards, eliminating the need for repeated visits to government offices. The move is expected to benefit nearly 30 lakh citizens by making the entire process faster, transparent, and accessible from home.

The new portal, developed by the National Informatics Centre (NIC), allows users to apply online for a wide range of property-related changes. For the first time, as many as 45 different types of applications can now be processed digitally under a single platform.

What Changes With The New System

The biggest shift is the move to a “zero physical interface” model. Property owners no longer need to visit tehsildar or collector offices for updates or mutations. Everything—from application submission to tracking—can be done online.

Applicants can log in, upload documents, and monitor progress through a dedicated dashboard. Real-time SMS alerts will keep users informed at every stage of the process, reducing uncertainty and delays.

45 Types Of Property Changes Now Online

The portal covers a wide range of property-related modifications, including purchase (sale deed) entries, inheritance and succession cases, gift deeds, lease and mortgage registrations, road setbacks, reservations, and land acquisition-related changes. Earlier, each of these required separate physical visits and paperwork. Now, they are integrated into a single digital system.

How The Portal Helps Citizens

The initiative is designed to simplify a process that was often slow and complex. Citizens will no longer have to stand in queues, and applications can be processed faster through digitisation. The system also ensures transparency through real-time tracking and offers 24/7 access, including for those applying from outside the city.

Officials believe this will significantly reduce delays and improve efficiency in maintaining property records.

Mumbai had long faced technical challenges in digitising property card systems compared to other regions. With rising demand and increasing applications, the government has now streamlined the process into a single, structured online system.

At present, the facility is available only for Mumbai city district and not suburban areas. A help desk has also been set up to assist users facing technical issues.

Overall, the new portal is expected to save time, reduce paperwork, and make property-related processes easier for lakhs of residents.
