Subhash Runwal’s extraordinary rise from a modest start in Dhule to becoming one of India’s richest real estate magnates, with a staggering ₹11,500 crore fortune, is a story matched by few. His status is further highlighted by his neighbors in Mumbai’s exclusive circles, including Bollywood superstar Shah Rukh Khan.

Subhash Runwal’s rise to prominence among India’s leading real estate developers is a tale that could easily rival the most dramatic film narratives. Hailing from the small town of Dhule in Maharashtra with only ₹100 in hand, Runwal’s journey to amassing a fortune of ₹11,500 crore is nothing short of extraordinary. According to Forbes, he ranks among the wealthiest real estate moguls in India. His neighbors, no ordinary citizens themselves, include the legendary Bollywood star Shah Rukh Khan.

Runwal’s story began in 1964 when he arrived in Bombay with the ambition of becoming a Chartered Accountant (CA). Determined to achieve his goal, he lived in a modest one-room accommodation and successfully completed his CA qualification by 1967. He soon secured a position at Ernst & Young, one of the most prestigious American firms. However, the corporate culture did not suit him, and he decided to return to India.

Back in India, Runwal briefly worked in the chemical industry before discovering his true calling in real estate in 1978. His first project was a 10,000-square-foot housing society in Thane, marking the start of a new chapter in his career. The Runwal Group’s first major breakthrough came with Runwal Nagar, a sprawling estate of 16 towers. As his sons joined the business, the company expanded into retail, leading to the creation of R-Mall in Mulund and the expansive R-City Mall in Ghatkopar, spanning 12 lakh square feet.

Today, Subhash Runwal enjoys the rewards of his hard work, residing in a luxurious seaside bungalow in Bandra. His home is situated next to Shah Rukh Khan’s iconic residence, ‘Mannat’. The neighborhood also boasts residents like Ranveer Singh and Deepika Padukone, who purchased a nearby bungalow in 2022. Beyond his success in real estate, Runwal has diversified into the steel and pharmaceutical industries while maintaining a focus on developing affordable housing for Mumbai’s middle class.
