An ultra-luxury 4BHK apartment in Bengaluru’s iconic Kingfisher Towers, also known as the Billionaires’ Tower, is up for sale for Rs 50 crore, according to local brokers, as reported by Moneycontrol. The sprawling apartment covers more than 8,000 sq ft in this 34-storey residential building, which houses around 81 high-end apartments.

The Kingfisher Towers, part of the UB City complex, is renowned for its luxury living standards and is home to several prominent business and industry leaders. Vistara, a Bengaluru-based real estate company involved in marketing the apartment, reported significant interest from potential buyers.

UB City, often regarded as a luxury hub in Bengaluru, features integrated developments that include a high-end shopping mall, extensive office spaces, and Oakwood service apartments. It has been one of the city’s most coveted residential areas, with property prices reflecting its premium status. In 2020, Sudha Murty, a Member of Parliament and philanthropist, purchased an apartment in UB City for Rs 29 crore, while US-based industrialist Krishna Chivukula Jr bought another for Rs 24 crore.

According to Hanu Reddy Realty, UB City is among Bengaluru’s priciest real estate locations, with apartments in Kingfisher Towers previously being marketed for Rs 35 crore. The UB City is one of the most expensive real estate locations in Bengaluru, commanding such high rates due to its luxury appeal.

Since construction began between 2006 and 2008, with residential apartments added between 2014 and 2016, over Rs 1,500 crore has been invested in developing UB City. Today, each 8,000 sq ft apartment is priced between Rs 35-40 crore.

Uzma Irfan, Director of UB City at Prestige Group, highlights the unique features of Kingfisher Towers, stating, “This isn’t just a residential development. It offers personalized concierge services, exclusive wellness amenities, expansive living spaces, high ceilings, floor-to-ceiling windows, and state-of-the-art facilities, epitomizing luxury and elegance.”

The strategic location of UB City, close to popular destinations like MG Road, Brigade Road, and Lavelle Road, adds to its high real estate value.

Real estate experts note a significant appreciation in luxury real estate prices in Bengaluru, with properties increasing by 25-30% year-on-year.

After UB City, the next most expensive luxury apartments are found in the private residences of Four Square Seasons in Hebbal, where a 1BHK is priced upwards of Rs 7.5 crore, a 2BHK for around Rs 12 crore, and a 4BHK for over Rs 25 crore.
