Iconic Lutyens’ Delhi bungalow, once Nehru’s residence, changes hands in a record-breaking deal

Jawaharlal Nehru’s first official residence in Delhi, a stately bungalow at 17 Motilal Nehru Marg (earlier 17 York Road), is set to change ownership in what is being described as India’s costliest residential property deal.

According to reports, the bungalow spread across 3.7 acres in the prestigious Lutyens’ Bungalow Zone (LBZ), is being acquired by a leading industrialist from the domestic beverage industry. The deal is valued at ₹1,100 crore, nearly 20% lower than the original asking price of ₹1,400 crore.

The current owners of the property are Raj Kumari Kackar and Bina Rani, descendants of a Rajasthani royal family. Their lawyers recently issued a public notice inviting any counterclaims on the ownership, signalling that the transaction is in its final stage.

Spread over nearly 24,000 sq ft of built-up area, the bungalow holds immense historical and symbolic significance as the residence of India’s first Prime Minister in the formative years of independence. Situated in the heart of the power-dense LBZ, where only about 600 privately owned bungalows exist, the estate is considered one of Delhi’s most prized assets.

While the exact identity of the buyer remains undisclosed, sources indicate only a handful of billionaires could afford such a property. The acquisition is already being touted as India’s largest-ever residential real estate deal.
