MHADA Pune Housing 2026: Online Registration for 295 Homes Begins May 4, First-Come, First-Served Sale Announced
Homebuyers in Pune are set to get a major opportunity as Maharashtra Housing and Area Development Authority has opened the sale of 295 residential units under a first-come, first-served system. The online registration process will begin on May 4, 2026, at 11:30 AM through MHADA’s official website, allowing eligible applicants to directly apply and select available flats.
These 295 homes are part of unsold inventory from MHADA’s 20% inclusive housing scheme and 15% social housing scheme. The units include 113 flats under the Pune Municipal Corporation MHADA scheme and 182 flats under the Pimpri-Chinchwad Municipal Corporation scheme.
The flats are spread across multiple well-known areas such as Chikhali, Tathawade, Wakad, Lohgaon, Mundhwa, Yewalewadi, Wagholi, Kiwale, Fursungi, Dudulgaon, Pisoli, Balewadi, Hadapsar, and Punawale. These projects offer different configurations including 1RK, 1BHK, and 2BHK homes, with variations in size, pricing, and amenities to suit different buyer needs.
Unlike traditional lottery systems, this scheme follows a first-come, first-served model. Applicants can immediately choose an available unit during the process. Once a flat is selected, 10% of the property value must be paid within 48 hours. After confirmation of payment by MHADA, a provisional allotment letter will be issued online. If payment is not completed within the deadline, the booking will be automatically canceled and the flat will be made available to the next applicant.
The initial cost for applying includes a ₹20,000 deposit for LIG and EWS categories, a ₹600 application fee, and ₹108 GST, bringing the total initial payment to ₹20,708. The deposit is refundable as per rules, but no interest will be provided.
To be eligible, applicants must be at least 18 years old and either a resident of Maharashtra or have lived in the state for at least 15 out of the last 20 years. Income proof for financial years 2024–25 and 2025–26 is mandatory, along with accurate bank details and IFSC code for refunds.
MHADA has clarified that the entire process is fully digital, with no agents or middlemen involved. All communication will take place through email, SMS, and applicant login portals, so maintaining correct contact details is essential. Applicants should also be aware that any pending dues related to the allotted property must be cleared by the buyer, and society membership will be required after allotment.
If an applicant withdraws after receiving the allotment letter, 1% of the flat cost will be deducted, and the remaining amount will be refunded without interest.
