In response to reported crimes involving tenants in Kondhwa and other areas of Pune, Mundhwa Police has taken a proactive step to ensure safety and security in residential societies by implementing rental laws strictly under the initiative named ‘Aapla Mundhwa, Surakshit Mundhwa.’

On July 28th, a comprehensive meeting was held at Mundhwa Police Station to enlighten the residents of Mundhwa about rental agreement laws and regulations. Taking inspiration from Kondhwa Police’s successful enforcement of rental laws for residential societies in their area, Mundhwa Police is now taking similar measures to prevent unfortunate incidents arising from tenant-related issues.

Representatives from more than 30 societies in Keshav Nagar and other areas of Mundhwa were present during the meeting. The police provided valuable guidance to the societies, emphasizing the importance of promptly providing relevant documents to the police station whenever a new tenant is accepted.

Vishal Gulhane, Joint Secretary of Vijay Residency in Keshav Nagar, shared his experience from the meeting, stating that the police thoroughly explained various rental rules and encouraged societies to report instances where tenants or flat owners refuse to abide by these regulations. The police assured immediate action against both the house owner and the tenant in such cases.

Dr. Venkatesh Kulkarni, Chairman of Wisteria Society in Mundhwa, appreciated the police’s decision to enforce rental laws strictly but emphasized the need for practical implementation. He suggested that unusual scenarios, such as tenants agreeing without negotiation on the quoted rent, should be carefully scrutinized. Dr. Kulkarni also proposed considering the urgency of the tenant’s need for accommodation and allowing them to start residing after an agreement with the owner, followed by document submission to the police station.

Ranjeet Lonkar, President of Keshav Nagar Welfare Association Mundhwa, took the initiative to organize the meeting and stressed the necessity of strict implementation of rental laws to address the rising crime incidents involving tenants in Pune. The police assured everyone that the rental rules and laws would be diligently enforced to prevent mishaps or unfortunate occurrences due to tenants.

Vijay Tamhane, Senior Police Inspector at Mundhwa Police Station, highlighted the increasing crime rates involving tenants in the city and reiterated the police’s commitment to strict implementation of rental laws in Mundhwa.

Mundhwa Police urges all house owners, society chairpersons, secretaries, and citizens of the Mundhwa-Keshavnagar-Ghorpadi area to comply with the following guidelines:

  1. Residing citizens must provide complete details of their tenants, including original and previous addresses, to the nearest police station under Section 144 of the Code of Criminal Procedure.
  2. Failure to submit tenant information to the police station on time may lead to the registration of a case against the house owner under Section 188 of the Indian Penal Code (IPC).
  3. Society chairpersons and secretaries must ensure that tenants undergo police verification before being allowed entry into the society.
  4. For online verification of tenants, house owners must provide a copy of the verification to the police station.
  5. If anyone demands an exorbitant deposit, citizens are advised to report the matter immediately to the police station, and appropriate legal action will be taken against the offender.

Under the banner of ‘Aapla Mundhwa, Surakshit Mundhwa,’ Mundhwa Police seeks to create a secure living environment for all residents and ensure the effective implementation of rental laws in the region.
