Pune Real Estate: UC Punawale Skyscrapers Acquires 2.38-Hectare Land in Punawale, Pimpri-Chinchwad, for ₹129 Crore
Pune, February 2025 – UC Punawale Skyscrapers LLP has acquired a prime 2.38-hectare land parcel in Punawale, Pimpri-Chinchwad, for ₹129 crore, according to property registration documents reviewed by Square Yards on the Inspector General of Registration (IGR) website. The transaction was officially recorded in February 2025.
The purchased land spans 28,465 square yards, with a stamp duty of ₹9.03 crore and a registration fee of ₹30,000.
Punawale, a rapidly growing suburb in Pimpri-Chinchwad, has emerged as a sought-after residential destination due to its proximity to Hinjewadi IT Park and excellent connectivity via Mumbai Highway (NH-48). The area is witnessing significant real estate development, with the presence of reputed builders, gated communities, and improved infrastructure, making it attractive to homebuyers and investors. Additionally, its accessibility to schools, hospitals, and shopping centers like City One Mall further enhances its appeal.
Pimpri-Chinchwad continues to be a key residential market, contributing 40-45% of Pune’s total quarterly residential transactions. The locality offers affordability and seamless connectivity, allowing professionals easy access to major commercial hubs while benefiting from comparatively lower property prices than central Pune. According to Anand Moorthy, Co-founder and CBO of Capital Market & Services at Square Yards, areas such as Punawale, Ravet, and Tathawade are increasingly drawing interest from both national and local developers.
Data from Square Yards’ Project Data Intelligence indicates that Punawale recorded 5,169 property transactions worth ₹2,827 crore between January and December 2024. The average residential property price in the area currently stands at ₹9,666 per sq. ft.
UC Punawale Skyscrapers LLP, a Limited Liability Partnership, was incorporated on January 17, 2025, and is registered in Pune City, Maharashtra.
