Owning a home remains one of the biggest aspirations for many families, and a new opportunity has opened up through the MHADA Mumbai Board’s latest housing lottery. This scheme offers a total of 2,640 homes located across different parts of Mumbai, giving people from various income groups a chance to secure affordable housing. The entire application process for this lottery is being conducted online, making it accessible and convenient.

Housing Options for Different Income Groups

The lottery has been designed to include applicants from all income categories. These include the Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and Higher Income Group (HIG). Applicants must select the category that matches their financial profile.

Income Criteria and Required Documents

Eligibility is determined based on the applicant’s total family income for the financial year April 1, 2024 to March 31, 2025. Family income refers to the combined annual earnings of the applicant and their spouse.

To verify income, applicants must submit either:

  • An Income Tax Return (FY 2024–25 / AY 2025–26), or
  • An official income certificate issued by a Tehsildar

No other documents will be accepted as proof of income.

Annual Income Limits by Category

  • EWS: Up to ₹6 lakh
  • LIG: Up to ₹9 lakh
  • MIG: Up to ₹12 lakh
  • HIG: No upper income limit

Category-wise Application Rules

The scheme allows some flexibility when choosing categories:

  • EWS applicants can apply under both EWS and LIG
  • LIG applicants are eligible for LIG and MIG
  • MIG applicants can apply for MIG and HIG
  • HIG applicants can only apply under HIG

Important Guidelines for Applicants

Accuracy in financial details is crucial. If both spouses are earning, their combined income must be declared. Any incorrect information or concealment of income may lead to disqualification, and the application fee may be forfeited.

Can Someone Earning ₹30,000 Per Month Apply?

A monthly salary of ₹30,000 translates to an annual income of approximately ₹3.6 lakh. If the total household income, including other earnings, remains within ₹6 lakh, the applicant can qualify under the EWS category. Additionally, such applicants may also choose to apply under the LIG category.
