Amazon Shifts Bengaluru HQ to Airport Area in Cost-Cutting Move

Amazon India plans to move its Bengaluru headquarters from the World Trade Centre (WTC) in Malleswaram to a new office near the city’s airport. The relocation aims to cut costs by vacating 500,000 square feet of office space across 18 floors at WTC, owned by Brigade Enterprises Ltd.

The new office, situated on a Sattva-owned property, is about a 15-minute drive from Bengaluru Airport. The rental rate at the new location is expected to be less than one-third of the ₹250 per square foot currently paid at WTC. The move will begin in April 2025 and is set to be completed by April 2026. Amazon plans to offer state-of-the-art facilities in its new campus to enhance employee collaboration and experience.

Despite the upcoming move, Brigade Enterprises noted that Amazon has not yet ended its lease at WTC. The company reportedly had the option of additional space at a development on Bellary Road but continues with its existing lease at WTC.

The WTC is part of the 40-acre Brigade Gateway complex, featuring a mall, hospital, hotel, school, and over 1,200 residential flats. The current location is convenient for many Amazon employees who live nearby.

The new office is about 20 kilometers from WTC, and commuting could take over 80 minutes during peak traffic. The airport area lacks direct metro connectivity, though plans for improved transport are underway.

Amazon’s move could reshape Bengaluru’s real estate market. Brigade Enterprises may face challenges finding new tenants, while the airport corridor could see a boost as a commercial hub, with investments from Infosys, Boeing, and Foxconn. The long-term impact remains to be seen.
