A person was cheated by selling a plot at Mugavade in Mulshi with the help of fake documents. In this case, a case has been registered against a famous builder Rahul Nahar and 2 others in the Hinjawadi police station under cheating and other sections.

Speaking to Pune Pulse, Saabeer Shaikh, an affected plot purchaser & complainant, said “This is a matter of forged documents being attached in the agreement, which were not sanctioned by any authority.”

As per the complaint filed by Shaikh, he read the advertisement published in the newspaper about the Olympia plotting scheme located in Mugawade village of Mulshi taluka. Upon his visit to the site, Sunil Oza, Chetan Thakkar, Shailesh Dave of the marketing and sales team informed the complainant about the scheme. Shaikh then met Rahul Nahar, director of Xrbia Developers, (formerly Eiffel Developers and Realtors Limited).

Shaikh trusted the commitments given by the sales team and was convinced to buy a plot measuring 7635 square feet. Shaikh further stated that I had bought a plot from him in 2010 in a village called Mugawade in Mulshi. I had gone out of India at that time. He gave me an agreement to sell at that point of time. In 2021, I asked him for the sale deed. Shaikh purchased the plot from Xrbia Developers on July 30, 2010 at the Mulshi registration office No 2, Hinjawadi and paid Rs 26,52,300 to Rahul Nahar. But Nahar refused to make the sale deed. Upon his several requests Nahar registered the document on September 1, 2021 in Mulshi office 2, Hinjawadi by Nahar’s authorised signatory. He told me that the sale deed is done but it was rejected when I went to the tehsildar for the 7/12 document. The tehsildar said that he hasn’t paid tukde zameen fees etc. It was rejected by other authorities as well as they said that there are legal issues in the layouts. The PMRDA also confirmed that there was no permission for the layout plan & the builder had attached a forged layout plan in the sale deed. Hence, the FIR has been filed.”

As per further information from the FIR accessed by Pune Pulse, a case has been registered against builder Rahul Nahar, the company’s manager Sai Kerkar & another unidentified accused.

The accused have been booked under Sections 406, 420, 467, 468, 471, 34 of the Indian Penal Code (IPC). Further investigation into the matter is going on.

When Pune Pulse tried contacting the builders, their numbers remained out of coverage.
