Maharashtra: 796 Property Documents To Be Probed For Regulatory Breaches

State officials have flagged 796 property registration documents across various state offices for potential breaches of real estate regulations, as per the state registration department.
The papers were found in Pune, Mumbai, Thane, and Latur. Inspections are underway at all 519 state offices. Officials are inspecting property documents registered between 2020 and 2022 to confirm adherence to the Real Estate (Regulation and Development) Act (RERA), 2016, and the Maharashtra Prevention of Fragmentation and Consolidation of Holdings Act, 1947.
The Inspector General of Registration and Controller of Stamps (IGR) in the state initiated this examination in response to increasing grievances regarding infringements.
RERA registration is obligatory for any developer planning to construct a residential or commercial property exceeding 500 sqm or with more than eight apartments across all phases. Approximately 25-30 lakh papers are registered with the department every year.
Officials from the IGR department mentioned that this is a significant undertaking, and the examination will be conducted concurrently with their regular duties.
Earlier this week, inspections were also started in certain offices, causing delays in the morning and frustrating applicants.
