MahaRERA To Issue Registration Certificates With Real-Time Project Updates For Homebuyers
In a significant move to enhance transparency and empower property buyers, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced that new housing project registration certificates will now include detailed project information in a bullet-point format, making it easier for homebuyers to access and understand key project data at a glance.
What Homebuyers Need To Know
Until now, MahaRERA certificates only listed the project name, address, and promoter details. Going forward, the certificates will include the following crucial information:
- Name, address, and registration number of the project and promoter
- Total built-up area of the project
- Number and names of buildings and wings
- Approved number of residential and non-residential floors
- Total number of residential and commercial units
- Details from the Commencement Certificate, indicating the approved construction level
- Total number of two-wheeler, four-wheeler, and visitor parking slots
In addition, any changes occurring during a project’s lifecycle—such as deadline extensions, changes in the developer, joint venture announcements, or legal modifications—will be reflected in real time in the revised registration certificate. This ensures that homebuyers always have access to the most current version of the project’s status.
QR Code Integration for Instant Access
To further simplify the process of information verification, MahaRERA has made it mandatory for all real estate advertisements to include a QR code alongside the project’s registration number. Scanning this code will direct potential buyers to the project’s official page on the MahaRERA website, where they can view verified and updated project details.
Additionally, developers must prominently display the registration certificate on both the project website and construction site, ensuring visibility for all stakeholders.
Other Measures for Buyer Protection
This initiative builds upon MahaRERA’s earlier efforts to regulate the sector and safeguard buyers’ interests. Previous mandates include:
- Use of a standardised Agreement for Sale and Allotment Letter
- Requiring developers to specify parking slot dimensions
- Mandatory pre-disclosure of amenities along with their expected delivery dates
These efforts aim to reduce fraudulent practices, offer greater legal protection, and ensure buyer confidence throughout the homebuying process.

“Buying property is one of the biggest financial investments for most people. MahaRERA is committed to protecting that investment,” said MahaRERA Chairperson Manoj Saunik. “We now conduct legal, financial, and technical checks before granting registration numbers. By including all key details in the certificate, we aim to help buyers make fully informed decisions. Transparency and accountability remain our key focus,” he added.
Easier Access to Certificates
Users who enter a project’s registration number on the MahaRERA website will now see the registration certificate link displayed on the homepage, making it quicker and more convenient to verify project details without navigating through multiple pages.
The revised certificate format will feature a clean, bullet-point layout, with comprehensive data on total built-up area, number of buildings and wings, approved construction levels, and detailed unit counts. It will also list all types of parking slots and highlight any project status changes in real time.
This step reinforces MahaRERA’s vision of creating a transparent, accountable, and buyer-friendly real estate ecosystem in Maharashtra.
