But rising construction costs, especially for essential materials like cement, steel, and bricks, have made homebuilding more challenging than ever. On top of that, long-term interest payments on loans discourage many from starting construction or buying a home. Understanding these difficulties, the Modi government has introduced a new measure aimed at making the journey to homeownership smoother and more affordable, particularly for people in rural areas.

The government’s latest decision to provide an interest subsidy under the Pradhan Mantri Awas scheme is expected to give a strong push to housing development. For many households struggling to balance rising expenses with their dream of building a home, this move could make a meaningful difference.

Major Support Through PMAY-U 2.0

Most individuals planning to buy or build a home depend on home loans, but high interest rates over a long tenure often force families to delay their plans. To address this, the government approved the Pradhan Mantri Awas Yojana – Urban (PMAY-U) 2.0 in 2024.

This revised version of the scheme aims to support the middle class, economically weaker sections (EWS), and low-income groups (LIG) by offering them interest subsidies on their first home. The intention is to ease financial pressure and encourage more people to move forward with homeownership.

Subsidy Amount and Conditions

• Under PMAY-U 2.0, the interest subsidy will be available under the following conditions:

• Homes priced up to ₹35 lakh will be eligible for the subsidy.

• The home loan amount must be ₹25 lakh or less.

• For a loan tenure of 12 years, borrowers can receive a 4% interest subsidy on a loan amount of up to ₹8 lakh.

Who Can Benefit?

The scheme has been designed with clear eligibility criteria to ensure it reaches the intended beneficiaries.

• Applicants must be from the middle class, economically weaker section, or low-income group.

• Their annual income must be less than ₹9 lakh.

• The beneficiary must not own a house anywhere in India.

• Only first-time homebuyers will be eligible for the subsidy.

• These guidelines help ensure that the subsidy genuinely supports people who have not yet had the opportunity to own a home.
