Property Card Services Go Digital: Citizens Can Now Apply Online For Inheritance And Ownership Changes From Home
Pune, June 22, 2026: In a major relief for property owners across Maharashtra, the Department of Land Records has introduced the ePSIT (Electronic Property System Integrated Tool), enabling citizens to apply online for property card mutations, inheritance entries, ownership transfers, and other related services without visiting government offices.
The new system has been made available through the state’s official land records portal and has already helped authorities process more than 1.4 lakh mutation applications successfully.

Earlier, citizens were required to visit the City Survey Office or the Office of the Deputy Superintendent of Land Records to register changes on property cards. With the launch of ePSIT, these services can now be accessed online from anywhere, saving both time and effort.
Digital Push for Property Record Management
The Land Records Department had previously introduced the e-Hakk system for online applications related to inheritance entries, loan encumbrances, and other changes in land records such as the 7/12 extract. Following the success of that initiative, the department has now expanded online services to property cards through the ePSIT platform.
The facility is available on the official state land records portal, allowing applicants to submit requests and track their status digitally.
Over 91 Lakh Property Cards Prepared Across Maharashtra
Over the past few years, the department has undertaken the preparation of property cards for villages and settlements with populations exceeding 2,000. Property cards for major urban areas had already been created earlier.
According to official data, approximately 91 lakh property cards have been prepared across Maharashtra. Previously, any change resulting from the sale or transfer of urban properties had to be recorded through a physical visit to the Land Records Office.
Real-Time Application Tracking
The ePSIT system allows applicants to:
- Submit applications online from home
- Track the status of their application in real time
- Receive SMS alerts at every stage of the process
- Monitor the progress of their case without visiting government offices
Officials said the digital platform will improve transparency, reduce paperwork, and make property-related services more citizen-friendly.
Services Available Through ePSIT
Citizens can now apply online for:
- Inheritance (heirship) entries on property cards
- Property purchase and ownership transfer entries
- Gift deed registrations
- Mortgage-related entries
- Creation or removal of encumbrances
- Registration of wills
- Entries based on relinquishment deeds and other legal property rights documents
The initiative is expected to streamline property record management and provide faster, more transparent services to millions of property owners across Maharashtra.
