Pune, April 1, 2026: In a major escalation of a long-standing housing dispute, over 100 flat owners from Vertillas Co-operative Housing Society in Kharadi staged a sit-in protest under the scorching sun on Wednesday against alleged delays by the Kothari builder in handing over possession of their homes.

The aggrieved homebuyers claimed that despite paying 95% of the property cost nearly two years ago, they are yet to receive possession of their flats. They further alleged inaction by authorities, including Maharashtra Real Estate Regulatory Authority and the police, despite repeated complaints.

Frustrated over the delay, protestors issued a stern warning, stating that if possession is not granted within 10 days, they may resort to extreme steps, including self-harm.

Local MLA Bapusaheb Pathare visited the protest site and expressed support for the affected residents. He also spoke to senior officials from the Kharadi Police Station over the phone, urging immediate action in the matter. Pathare assured protestors that he would take initiative to ensure they receive their rightful homes and emphasized that prolonged denial of justice to citizens is a serious concern.

According to society chairman Kishorkumar Indure, around 130 homebuyers collectively paid over ₹200 crore, with each individual contributing approximately ₹1.40 crore. The builder, identified as Arman Kothari and Siddhant Kothari, had promised possession by July 2024 but failed to deliver. Despite multiple follow-ups with authorities, no concrete action has been taken, he alleged.

Society secretary Dr. Supriya Patil highlighted the financial and emotional distress faced by residents, stating that most belong to middle-class families who invested their life savings into the project. “We are paying EMIs as well as rent, leading to severe financial strain and mental stress. Many residents are now facing health issues due to this prolonged uncertainty,” she said.

Protestors also alleged that the builder has taken a loan of ₹450 crore against the project without completing construction or providing basic amenities. They demanded immediate government intervention to prevent the accused from fleeing abroad and to ensure justice for homebuyers.

The residents have appealed to Devendra Fadnavis to intervene in the matter and take strict action against those responsible.
